Construction and Development

Turn-key Developer/Builder with hands on experience in all construction operations and nearly all trades at a professional level. Responsible for the construction of over 2000 units.

Acquisition: Raw land, undeveloped land and building sites for future development as single family R-1 zoning, two units attached R-2 zoning and three through three hundred units multi-family R-3 zoning for three and four unit buildings through twenty plus unit buildings. Excellent negotiator for either the purchase or sale of any land transaction.

Civil Engineering: Forward planning with design, drafting and mapping of public works projects including subdividing acreage into fully developed building sites from design and drafting of parcel maps, streets, public utilities including water, sewer, storm and utilities.

Architecture: Very fast and talented at design and drafting of all levels of residential construction including custom homes both designed and built pre-sold to the customer and spec or for sale, tract homes high, middle and low end, attached housing and condominium projects of two to four unit conforming buildings and apartments including one-hour rated multiple unit buildings. Capable of both manual and CAD/CAM design, drafting and Mapping utilizing Auto-Cad (R13 last version used) and other CAD programs.

Planning, Zoning, Permits, Entitlement: Experienced in achieving entitlement, community planning and zoning application from concept and project plan preparation, submission and presentation to Community Councils, Building and Zoning divisions and Public Works through pulling all permits. Job cost accounting, analysis and reporting real time on any project. Can develop and formulate extensive Excel spreadsheets and set up and utilize MS Project.

Project Management and Supervision: (Set up and use MS Project) Experienced Project Manager and Superintendent including scheduling, expediting, supervision and reporting. In the period between 1980 and 1990, the Real Estate operation was a division of my conglomerate of corporations primarily devoted to the marketing of properties developed and built by my construction and land development corporations. The product line included single family detached and attached homes, multi-unit products, condos and developed lots sometimes sold to other builders.

Many of the homes sold have been pre-sold, whereas the lot would be chosen and the transaction would include choosing a home site, designing, building and completing the project based on a price determined before there was a home plan, the most difficult type of Real Estate transaction.

As a Real Estate Listing agent I represent sellers or property owners marketing the property to both the public in seeking the actual buyers and to the network of agents through the MLS (Multiple Listing Service).

The diversity of my background in the Housing Industry allows for superior representation of buyers in the act of locating, negotiating the purchase, and getting the transaction completed very effective whether an existing re-sale, any new builder’s spec home or any custom pre-sold transaction

The process of closing any Real Estate transaction whether representing the seller, the buyer or both is meticulously managed to be sure that all disclosures are properly made and reviewed by the appropriate party.
